Buwanang renta na P10K, pababa tataas ng 4% sa 2024

MANILA, Philippines – ITINAKDA ng National Human Settlements Board (NHSB) ang 4% increase limit para sa monthly residential rental rates na ₱10,000 at pababa para sa susunod na taon.

Ito ang inanunsyo ng Department of Human Settlements and Urban Development (DHSUD).

Sinabi naman ng NHSB na maliban sa pagpapalit sa rate increase, ipagpapatuloy naman nito ang implementasyon ng rental regulation sa ilalim ng terms and conditions na nakasaad sa rent control resolution ngayong taon.

Para sa taong 2023, ipinatupad ng housing board ang three rate increase caps depende sa monthly rent na binabayaran.

“The decision was based on the recommendation of the National Economic and Development Authority to set a uniform maximum percentage increase at the upper bound of the inflation rate target of the current Administration,” ayon sa DHSUD.

Ang paliwanag ni DHSUD Undersecretary Henry Yap, kinonsidera nila ang government data gaya ng 2020 census sa policy review.

Ayon sa census, tinatayang 95% ng 2.86 million households ang nangungupahan kung saan nagbabayad ng monthly rent na ₱10,000 o mas mababa pa.

“These data guided the decision-making process of the multi-agency NHSB to come up with the most sound, feasible, and fair figure to represent the cap in rental increase,” ayon kay Yap.

Sa ulat, nilagdaan ni Yap ang resolusyon, inaprubahan noong Oktubre 13 at inilathala noong Disyembre 16, tumayong kinatawan ng chairperson ng Board at ni DHSUD Secretary Jose Rizalino Acuzar.

“Provided that when the residential unit becomes vacant, the lessor may set the initial rent for the next lessee, provided that in case of boarding houses, dormitories, rooms, and bed spaces offered for rent to students, no increase in rent more than once a year shall be allowed,” ang nakasaad sa resolusyon.

“The rental regulation does not apply to new residential units offered for lease, which will be constructed after the resolution’s approval,” ayon pa rin sa resolusyon. Kris Jose
