MANILA, Philippines – In-update ng Department of Human Settlements and Urban Development (DHSUD) at Department of Economy, Planning and Development (DEPDev) ang price ceiling para sa mga socialized housing units sa ilalim ng Expanded Pambansang Pabahay Para sa Pilipino (4PH) Program.
Ayon sa Joint Memorandum Circular (JMC) 2025-001, ang bagong maximum selling prices ay tugon sa tumataas na gastos sa konstruksyon at development.
“Ang existing price ceiling para sa socialized housing needs to respond adequately to prevailing market conditions including rising development and construction costs, and thereby encourage the private sector to continue building affordable houses for low-income and underprivileged families,” ayon sa circular.
Sinabi ni DHSUD Secretary Jose Ramon Aliling na ang update ay “win-win for both the homebuyers and private developers of socialized housing projects.”
“Ang JMC na ito ay magbubunga sa mas dekalidad, mas magaganda at malalaking socialized housing units para sa ating mga homebuyers, at siyempre motivation sa ating mga private partners na mag-develop ng mas maraming projects,” dagdag niya.
Ang bagong price ceilings ay P844,440 hanggang P950,000 para sa socialized subdivision units, at P1.28 milyon hanggang P1.8 milyon para sa socialized condominium units, depende sa laki ng unit at bilang ng palapag.
Sa highly urbanized cities, maaaring isaalang-alang ang zonal value sa presyo. Mananatili ang bagong ceilings sa loob ng tatlong taon. Santi Celario
